Terms & Conditions – HAK’s Alpine Studio, Leukerbad

By booking HAK’s Alpine Studio, you agree to the following Terms & Conditions. “You/Guest” refers to all persons on the booking; “We/Us” refers to the property owner/operator.

1) Booking & Payment

  • A non-refundable deposit of 30% of the total price is required at the time of booking.
  • Your reservation is confirmed once the deposit is received and written confirmation is issued.
  • The remaining 70% balance is due 30 days before arrival. If unpaid by this date, we may cancel the booking and retain the deposit.
  • Payments accepted by Swiss bank transfer. The guest is responsible for bank/transfer fees.

2) Cancellation by Guest

  • 30+ days before arrival: Deposit (30%) is non-refundable; no further charges.
  • < 30 days before arrival, no-show or early departure: 100% of the booking amount is non-refundable.
  • We strongly recommend comprehensive travel insurance.

3) Cancellation by Us

We may cancel due to force majeure or events beyond our control (e.g., natural disaster, fire, building/technical failures, strikes, pandemics, border closures). In such cases, all payments received will be refunded in full; no further liability is accepted.

4) Arrival & Departure

  • Check-in: 15:00–19:00 (later on request). Self check-in details sent on arrival day.
  • Check-out: by 10:00.
  • Address: Haus Olympia, Wohnung 54 (1st floor), Ringstrasse 180, 3954 Leukerbad, Switzerland.

5) City Tax & Fees

  • Tourist/City tax as per local regulations is payable by guests (rate per person/night subject to the municipality’s current tariff).
  • Any optional services not expressly included in the booking are charged separately.

6) House Rules

  • No smoking inside the apartment (incl. e-cigarettes). Smoking permitted on balcony only.
  • No pets.
  • No parties or events.
  • Quiet hours: 22:00–07:00.
  • Maximum occupancy: 2 guests.

7) Liability & Damages

  • Guests are liable for any damage, loss or missing items caused during the stay. Please report incidents promptly.
  • Lost keys are charged at CHF 120 per set plus any related costs (e.g., lock replacement).
  • We accept no liability for accidents, injuries, illness, theft or loss of personal belongings on the premises or in common areas.

8) Parking

  • Private outdoor parking nearby on request (CHF 5/day, reservation required).
  • Public parking houses in the village are available at the guest’s own cost and risk.

9) Wi-Fi & Fair Use

By using the Wi-Fi, you agree not to engage in unlawful activity or infringe third-party rights. Service availability may vary and is not guaranteed.

10) Prices & Changes

Published prices may change without prior notice due to regulatory or unforeseen circumstances. Confirmed bookings are honored at the confirmed rate.

11) Jurisdiction & Governing Law

Swiss law applies. Place of jurisdiction is Sarnen, Switzerland.
